Los Angeles | $1.095 Million
A Craftsman house built in 1925, with three bedrooms, two bathrooms and a studio cottage, on a 0.1-acre lot
Highland Park, in the northeastern part of Los Angeles, is one of the city’s oldest neighborhoods. In the last decade, it has seen an influx of residents drawn to the area for its walkable streets and well-kept Craftsman-style homes. The main thoroughfare is York Boulevard, about half a mile from this house, where businesses include coffee shops, musical instrument stores, traditional Mexican bakeries and quirky mainstays, like Bob Baker Marionette Theater, which has been putting on theater productions for children since the early 1960s.
This house is less than a five-minute drive from the campus of Occidental College; downtown Los Angeles is about 20 minutes away.
Size: 1,600 square feet
Price per square foot: $684
Indoors: Through the front yard, landscaped with succulents and other drought-tolerant plants, a path leads to the home’s entrance.
The wood-and-glass front door opens to a formal living room with sage-green walls, warm hardwood floors and a fireplace framed in tile. Beyond, through a wide arch, is a large dining room with windows facing the side of the property. A doorway leads from this space to a kitchen with butcher-block counters and subway-tile backsplashes. Past the kitchen is a family room with built-in storage and access to the backyard.
A hallway off the dining room connects the three bedrooms and two bathrooms. The first bedroom is currently used as a second family room; it is adjacent to a bathroom with wood paneling and a claw-foot tub. The second bedroom is large enough to hold a full-size bed and a desk. At the end of the hallway is a second bathroom, which also has a claw-foot tub. Next door is the primary bedroom, which has exposed ceiling beams and double doors that open to the backyard.
Tucked behind a door in the hallway are winding steps that lead to an open, windowed area on the second level that could serve as a playroom, a workout space or a home office.
Behind the main house, a paved path leads to a studio cottage that could serve as guest quarters.
Outdoor space: The front porch is framed by a low stone wall and shaded by the roof’s overhang, with room for rocking chairs. The backyard is grassy, with mature trees along the property line and space for outdoor dining and play equipment. The driveway has space for two cars.
Taxes: $13,909 (estimated)

Orange | $1.1 Million
A 1962 house with four bedrooms and three bathrooms, on a 0.2-acre lot
This home is one of 340 built in Orange by the midcentury developer Joseph Eichler; it was designed by Claude Oakland, an architect who frequently collaborated with Mr. Eichler. Like many Eichler homes, it was laid out to maximize natural light, with virtually every room brightened by the sun, including an atrium. In 2018, the city’s three Eichler tracts were designated as historic districts, with design standards for exterior updates and alterations.
Old Towne, Orange’s core district of historic homes, built in the early part of the 20th century, is about 10 minutes away, as is the campus of Chapman University.
Size: 1,660 square feet
Price per square foot: $663
Indoors: Round paving stones set into the front yard create a path from the sidewalk to the bright orange front door, which opens to an atrium, a signature of many Eichler homes. This one has space for a dining table and includes a garden of succulents.
Sliding-glass doors lead into the main living area, laid out in open-plan style. The centerpiece is a fireplace framed by backyard-facing windows. Opposite the fireplace, a wall of windows faces the atrium.
A space for dining sits between the living area and the kitchen, which the sellers updated in 2017, adding new appliances and countertops. The ceiling has wood paneling painted white, and a skylight brings sunshine into the space.
On the far side of the dining area, a short hallway connects three bedrooms. Two are large enough to hold a queen-size bed, and have the use of a full bathroom off the hall. On the other side of the house, past the living room, is the primary bedroom, which has an en suite bathroom and sliding-glass doors out to the back patio.
Outdoor space: Extending across the back of the house is a patio with several shaded spots for dining and lounging, and fruit trees along one end. The backyard is landscaped with grass, and has space to add a pool or spa. In one corner, a tall pine tree provides additional shade, and is strong enough to hold a swing. The attached garage holds two cars.
Taxes: $13,090 (estimated)

Napa | $1.075 Million
An 1890 Victorian with two bedrooms and one bathroom, on a 0.1-acre lot
This house is several blocks from downtown Napa. Its neighbors are similarly sized Victorians, and the street is often included on candlelight tours and Halloween parades held by the Napa County Historical Society and other local groups.
Downtown Napa is home to upscale restaurants, wine-tasting rooms representing local vineyards, and small inns, many housed in Victorian-era buildings. Fuller Park, a green space with playground facilities and walking trails, is half a mile away, as is the Napa River.
Size: 1,321 square feet
Price per square foot: $814
Indoors: Wooden steps lead from the driveway to a wide covered porch. The front door opens into a foyer with wainscoted walls. To the left of the door is the front parlor, with three windows facing the porch and decorative crown molding that continues into the family room.
An original pocket door separates the family room from the formal dining room. Like the foyer, the dining room has wood wainscoting, but here it is topped with blue floral wallpaper. On the far side of the room is a fireplace framed by built-in cabinetry with leaded-glass doors.
Past the dining room is the kitchen, which was updated by the owners with a farmhouse-style sink and a white-tile backsplash; refrigerated drawers and a dishwasher were added to the adjacent butler’s pantry.
One of the bedrooms is off the dining room, with a side-yard facing window. The second bedroom, at the back of the house, has two windows and space for a bed and a desk. The bathroom is adjacent to this room, with a marble-topped vanity and a claw-foot porcelain tub.
From the kitchen, stairs wind down to the basement, which is at street level and has access to the backyard.
Outdoor space: Off the back door is a wooden deck with space for a barbecue. The backyard is landscaped in gravel, with room for socially distanced entertaining, and a stone path that leads to a built-in firepit. Planter boxes line the perimeter, and mature trees provide shade and privacy. The attached garage has space for two cars.
Taxes: $14,298 (estimated)
